Surgery House

This property built in 1812 required a very meticulous careful renovation whilst retaining the character and the history of the property. The property underwent new plumbing, new electrics, new roof new plaster and a host of other works including stripping of the oak beams to bring them back to their former glory. However, again, the brief of this site from the client who asked us to find a renovation that had the capability for further plots withing the curtalidge of the site. Working very closely with the planning and design dept we were able to obtain planning permission for three four bed dwellings. In this instance this particular client asked us to install the infrastructure to service the three plots so that they could capitalise and sell the three plots individually for a highly profitable and instant return. We left space within our design for the client to go in for a 4th plot which has since been granted. Purchased April 2016 £260,000, the total cost to renovate the property and sell the 3 plots on site was £137,800.49. The sale of the donor property and the 3 plots realised £600,156, by July 2020 the 4th plot was advertised at £130,000 at the point of the report. Total in rent taken £33,150. Giving a return of 48% over 39 months.
